These doors not only help save lives by providing a safer evacuation window but also reduce property damage by containing the fire to one area. More importantly, they ensure that landlords remain compliant with the law, avoiding hefty fines or even criminal charges for negligence. In short, HMO fire doors are essential for protecting both tenants and property while meeting all regulatory obligations.

Not all doors qualify as fire doors. Genuine HMO fire doors must include several key features:

  1. FD30 or FD60 certification: FD30 resists fire for 30 minutes, FD60 for 60 minutes.
  2. Intumescent strips: These swell with heat, sealing the gaps around the door.
  3. Cold smoke seals: Prevent smoke from leaking through gaps before the fire gets hot enough to activate intumescent strips.
  4. Self-closing mechanism: Ensures doors close automatically, a key requirement.
  5. Fire-rated hinges and locks: Standard hardware may fail under heat, so only fire-tested parts are allowed.

Where Should Fire Doors Be Installed in an HMO?

The correct placement of fire doors in an HMO is vital for ensuring maximum safety, and it typically depends on the property’s size, layout, and the number of occupants. However, as a general rule, fire doors should be installed in key areas that pose the highest risk or serve as critical escape routes. These areas include every bedroom, where tenants are likely to be asleep during a fire; all communal kitchens, which are common sources of fire hazards; and living rooms or lounges, where electrical appliances are often used. Additionally, fire doors should be fitted in any room that opens directly onto a designated escape route, as well as cupboards that contain electrical meters or boilers, since these spaces carry a higher risk of ignition. 

Installation Guidelines for HMO Fire Doors

Installing an HMO fire door is not a DIY project. Improper installation can make the door ineffective. Here are essential guidelines:

  • Hire a certified professional, preferably someone with BM Trada or FDIS accreditation.
  • Use fire-rated frames and hardware, including hinges, closers, and locks.
  • Ensure the gap between the door and the frame is no more than 3-4mm.
  • Test the self-closing mechanism after installation.

Maintenance of HMO Fire Doors

Installing fire doors in an HMO is only the first step—ongoing maintenance is essential to ensure they continue to offer the protection they’re designed for. Fire doors are not “install and forget” solutions; they must be regularly checked to maintain their fire-resistant capabilities. Key maintenance tasks include inspecting self-closing mechanisms to confirm that the door shuts completely from any angle, checking for visible damage such as cracks, warping, or holes that may weaken the door’s structure, and testing the intumescent seals and cold smoke strips, replacing any that are missing or worn out. 

Common Mistakes to Avoid

Despite these clear guidelines, landlords sometimes make critical mistakes that undermine fire safety. One of the most common errors is installing uncertified doors that fail to meet the required FD30 or FD60 standards. Another frequent issue is the use of non-fire-rated hardware, such as ordinary handles, locks, or hinges, which can render even a certified door ineffective. In some cases, landlords or tenants disable or remove self-closing devices because they seem inconvenient, completely defeating the purpose of a fire door. Painting over fire seals or hinges is another dangerous oversight, as it can compromise the door’s ability to function in the event of a fire.

In addition to meeting legal standards, HMO fire doors offer several benefits:
